Thank you for choosing us for your Smoky Mountain vacation. Please take a moment to read your confirmation letter and double check your arrival date, departure date, rental unit, and take note of the following important information.

All reservations must be paid in full and all Rental Agreements returned thirty (30) days prior to arrival. Check in for our guests begins at 4:00 p.m. eastern time. Check out time is at 10:00 a.m. eastern time. Please be considerate of the housekeeping staff by checking out on time. A deposit of 35% is required to reserve your vacation rental. The next payment of 35% is required sixty (60) days before arrival.The final balance of 30% is due thirty (30) days prior to the scheduled arrival date. The final balance may be automatically charged to the credit card on file if no other payment arrangements have been made. If full payment is not made, the reservation will be canceled and no monies will be refunded. Rates are subject to state and local taxes. If the reservation is made less than thirty (30) days before your arrival date, a deposit of 100% will be required and all Rental Agreements will be immediately due. Failure to return your Rental Agreement by the due date can result in cancellation of your reservation without a refund.

In the event of cancellation, reservations cancelled at least 60 days before check-in will receive a 100% refund. Reservations cancelled between 30 and 60 days before check-in will receive a 50% refund. Reservations cancelled less than 30 days before check-in will not receive a refund. Reservations consisting of eight (8) days or more are non-refundable. No refunds will be given for early departure. Only the guest named on the rental reservation may cancel or make changes to a reservation.

Guests agree to abide by the rental policy, which can be found on the Internet at the following web address,, while at the property and shall cause all members of the rental party, and anyone else the guest permits on the property, to abide by the above referenced rules (rental policy) at all times while at the property. One roll of toilet paper per bathroom, bath soap, a roll of paper towels, starter trash bags, and dish detergent are provided only for your arrival. Laundry detergent is not provided. Once depleted during your stay, any additional products will need to be self supplied.

All advance rent deposits, damage deposits, and balance of rent due are deposited into a bank escrow clearing account. These deposits are considered income to Smoky Mountain Vacation Rentals, Incorporated, upon receipt, and may be used immediately. Any refund considerations are expensed from the general books of Smoky Mountain Vacation Rentals on a case by case basis. Please note that if this reservation was not directly booked through Smoky Mountain Vacation Rentals, Inc., then any service charges, booking fees, property damage insurance, or state and local taxes collected by VRBO, HomeAway,, Expedia, or other affliated companies are disbursed by of one of the aforementioned companies and are not received by Smoky Mountain Vacation Rentals, Inc. As a result, they are not reflected on this confirmation letter. Again, thank you for your reservation and please enjoy your stay.

Rental Agreement

This short term rental agreement ("agreement") is made between Smoky Mountain Vacation Rentals, Inc. and _____________________________________________ ("guest") as of the date last set forth on the signature page of this agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1.) Property: The rental property is the property listed in your confirmation letter. The property is completely furnished and includes all appliances, linens, towels, etc. There is a starter kit of bath soap, toilet paper, and paper towels provided.

2.) Rental party: Please provide a list of everyone that will be staying at the rental property regardless of age. This includes children. The number of people staying may not exceed the maximum occupancy rate for the above mentioned rental unit. For example, you may not have six people in a rental unit with a maximum occupancy of two or four just because there are six lines on this rental agreement. If it is discovered that your party exceedes the maximum number of guests allowed for your rental property, then you will be asked to leave without a refund or charged $25 per person per night for the additinal guests. The rental party shall consist of the following persons:

4.) Term of lease: The lease begins at the time of check in on the arrival date listed on this agreement as well as on the confirmation letter and ends at 10:00 a.m. on the check out date listed on this agreement as well as on the confirmation letter unless otherwise agreed to by both parties.

5.) Stay: This property requires a two (2) night minimum stay with longer minimum stays required during holidays and peak seasons.

6.) Rental policy: Guest agrees to abide by the rental policy which can be found on the Internet at the following web address,, while at the property and shall cause all members of the rental party, and anyone else the guest permits on the property, to abide by the above referenced rules (rental policy) at all times while at the property.

7.) Access: Guest shall allow homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

8.) Smoking: All rental properties are NON-SMOKING. There is to be no smoking inside or outside the rental property. Evidence of smoking on the property will result is a $150 fine charged to the card on file.

9.) Injury: Each rental property is privately owned. The rental property owners or Smoky Mountain Vacation Rentals are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The rental property owner or Smoky Mountain Vacation Rentals is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

10.) Furnishings: Keep the property and all furnishings in good order. Only use appliances for their intended uses.

11.) Pets: Pets are not allowed. If a pet is discovered, you will be asked to leave without a refund.

12.) Hot tub: Use the hot tub at your own risk. No children are permitted in the hot tub at any time without adult supervision. Remeber, when not using the hot tub, leave the cover on the tub so the tub will stay warm. Hot tub covers are for insulation purposes and are not designed to support the weight of a person or persons no matter how small. Do not stand or sit on the hot tub cover. They will break and you will be charged a $350 replacement fee.

13.) Septic systems: All rentals are on a septic system. Septic systems are typically very effective; however, it will clog if improper material is flushed down the toilet or placed down the drain. Do not flush anything other than toilet paper down the toilet or run anything down the sinks other than water or water based liquids. No feminine products shall be flushed down the toilet nor shall any grease or oils be placed in any sink or drain at any time. If it is found that feminine products are the cause of a septic system clog or back up, then you will be charged a $350 damage fee.

14.) Minimum age requirement: The maker of this reservation must meet the minimum age requirement for their respectice rental (30 years of age for a three bedroom, 25 years of age for a two bedroom and one bedroom ) and be residing at the rental property for the duration of the reservation. If it is found that the maker of this rerevation is less than 30 or 25 years old depending on the rental unit, then the reservation will be cancelled and no refund will be made.

15.) Authorization: By signing this rental agreement below I am agreeing to and authorizing all credit card charges, including advanced deposits, balances due, tax payments, damage payments, or smoking fines that have been placed on the credit card on file.
